We have designed and furnished our holiday home for you with great joy and love and hope that you will recognize and appreciate this. All things in the house and on the property may be used by guests. The exception is the heating, cellar, and laundry rooms. Please treat the furnishings as if they were your own and think of the tenants who will occupy the house after you. We hope that you feel comfortable here and have a relaxing and enjoyable time. The following house rules describe how we envision the use of the house and its entire inventory. By making a legally binding booking through the rental agreement, you accept our guidelines. Should you miss something in the holiday home or if you need help or have any questions, we are happy to help. We are also happy to answer any questions you may have and provide information on excursion tips, etc. You will also find lots of useful tips and advice for planning your holiday on our website: www.townhaus-rhens.de Your landlord at Townhaus-Rhens: Jan Krämer House rules for the holiday home General guidelines • The house rules are linked to the rental agreement (booking) and in the event of non-compliance with the house rules, the landlord reserves the right to terminate the rental agreement. • All guests (and visitors) must follow the house rules and other instructions from the landlord. Safety • Rooms and hallways are equipped with smoke detectors. There is a fire extinguisher in the hallway on the ground floor and on the landing between the first and second floors. • Smoking is prohibited in the entire house! • In this context, please observe the following signs. • Immediately upon arrival, make sure you know the location of all (emergency) exits and fire extinguishers. Be sure to communicate this to all guests/fellow residents. • House and courtyard entrances, stairs and hallways must always be kept clear as escape routes. This does not include the parking of strollers, walking aids and wheelchairs, as long as they do not block escape routes. • A gas grill is available in the courtyard for barbecuing. This must be cleaned after use. • The storage of flammable, easily combustible or odor-causing materials is not permitted in the house or on the entire property. • Windows and doors should be kept closed as much as possible during the cold season. Skylights must be closed in the event of rain or severe weather. • Each time you leave the holiday home, it is your responsibility to ensure that all windows and doors are closed to ensure security and to prevent theft and rain and water damage. • Lights, heating, stoves, fans and electronic devices such as televisions must be switched off when not in use to save energy. Duty of care • We ask our guests to treat the rental property with care and to ensure that fellow travelers and relatives also comply with the rental conditions. Front and patio doors and all windows must be closed when leaving the house for excursions in the area to prevent possible damage from storms or burglary. • Please protect existing sun protection systems (awnings, parasols) against rain and damage caused by storms. This applies in particular before leaving the house for excursions, as well as at night. Withdrawal from the contract by the landlord • If these house rules are not observed, in the event of force majeure, or if circumstances beyond the control of Townhaus-Rhens make fulfillment of the contract impossible, the landlord is entitled to withdraw from the contract. This also applies if individual group members are obviously under the influence of alcohol or other drugs. If the landlord justifiably withdraws, the customer has no claim to compensation. Arrival and departure • Arrival is possible from 4 p.m. The house must be vacated by 10 a.m. on the day of departure. • The landlord reserves the right to charge a surcharge for stays that exceed this period without prior agreement. Noise pollution, quiet times and residents • There is a quiet hour in the building from 9 p.m. to 9 a.m. During this time, please remain quiet, avoid making too much noise and be considerate of guests and neighbors. • The quiet times for using the inner courtyard are from 7 p.m. to 10 a.m. and 1 p.m. to 3 p.m. (midday quiet) and on Sundays and public holidays. Music is not permitted in the inner courtyard or on the roof terrace. The volume must not exceed 65 decibels. Please note the installed noise protection traffic lights, which will help you comply with the limit values. You are no longer permitted to stay on the roof terrace after 7 p.m. Please keep windows and doors to the inner courtyard closed after 7 p.m. if you are in the adjacent rooms. • Excessive noise and parties are prohibited at any time of day or night and may result in the rental agreement for the holiday home being terminated, the holiday home having to be vacated and, where appropriate, additional cleaning costs and a penalty fee of up to €1,000 being charged to the guests. • We require and expect you and your visitors to treat the residents and neighbors with respect. Visitors • Guests must be registered with the landlord in advance. • Additional overnight guests must be announced in advance (during booking, or at the latest upon arrival) and accepted by the landlord. Additional costs may arise. • Guests are responsible for ensuring that the number of visitors is not exceeded and that visitors also adhere to the house rules. Events • Townhaus Rhens is a holiday home and explicitly not a party location. Celebrations of any kind are prohibited. Social gatherings in the common areas are permitted. Parking • Guests and their visitors must adhere to applicable parking regulations and respect the vehicles and parking paths of neighbors. • The public car park directly by the house can be used free of charge. There is no parking reservation. Please only park 1-2 cars in the public car park in front of the house. The rest can be parked in the free public car parks on Bramleystrasse or at the train station. These are within walking distance. Valuables and liability • The landlord is not liable for valuables/coat racks. • The landlord accepts no responsibility for damage not caused by the holiday home itself. Keys • As a guest, you will find keys to various doors in the house. • Lost keys must be reported immediately to the landlord/manager. • In the event of loss, the tenant is liable and must bear the costs of replacing the lock. Damage • All damage must be reported to the landlord/manager as soon as possible. If damage is not reported, the costs must be borne by the guest. • To avoid damage, no furniture may be moved from one room to another (without prior agreement). • Towels may not be stolen from the holiday apartment or used for cleaning or for any other purpose, as these are white towels. If towels and bed linen become unusually dirty, these costs will be passed on to the guest. Terrace and balcony • Children must be supervised by their parents at all times in the terrace and balcony areas, as well as in the house. • Special rules to be observed on the terrace / balcony: Quiet times for use of the inner courtyard are 7:00 p.m. to 10:00 a.m. and 1:00 p.m. to 3:00 p.m. (midday rest). Music is not permitted in the courtyard or on the roof terrace. The volume must not exceed 65 decibels. Please note the installed noise protection traffic lights, which will help you comply with the limit values. You are no longer permitted to stay on the roof terrace after 7:00 p.m. Please keep windows and doors to the inner courtyard closed after 7:00 p.m. if you are in the adjacent rooms. Even outside of quiet times, conversations on the roof terrace are only permitted at normal room volume, as it is directly adjacent to the neighbors. Smoking • Smoking is prohibited throughout the building. Smoking is permitted in the courtyard and on the terrace. Please do not smoke in the entrance area or on the street. • Cigarette butts must be disposed of properly (e.g. in the ashtray provided) and must not be thrown onto the property. Failure to comply, soiling, and damage such as burn holes will result in a fine. Internet / Wi-Fi • The holiday home has a wireless internet connection (Wi-Fi). The access code is posted on each floor. Pets • Pets are allowed on the ground floor upon request. The exact number and type of pets must be communicated. You are responsible for ensuring that your dog does not disturb the peace and quiet or bother the neighbors in any way. Bathroom • To avoid limescale deposits, we ask you to wipe the shower tiles after showering and to remove your hair from the drain strainer. • Leave the window and, if possible, the door open to air the room and close them during rain, storms, and before leaving the house. • No hygiene products, waste, leftover food, harmful liquids, grease, or the like may be thrown or poured into the shower or toilet, as this may lead to unpleasant blockages. Please use the facilities provided. Kitchen • Please treat the kitchen equipment and technical appliances with care. Please only put dishes back in the cupboards when they are clean. The same applies to cutlery, pots and appliances that you have used. • No rubbish, food scraps, harmful liquids, fats or similar may be thrown or poured into the sink, as this can otherwise lead to unpleasant blockages. Ventilation • To prevent the formation of mould, we ask you to ventilate the rooms sufficiently, at least once a day for 5-10 minutes and especially after showering. Cleaning • We ask that you keep the house clean at all times and immediately remove any stains or dirt that you have caused. Please also put used dishes back in the cupboards. • When you leave, please leave the accommodation swept clean and in the same condition in which you found it. • Before you leave, please remove the bed linen and collect it on the floor in the hallway on the ground floor together with the towels. • Please dispose of the rubbish in the rubbish bins in the yard. • If you make an accident (extreme dirt, liquids on the floor or work surfaces, etc.), we ask you to clean it up immediately. A dustpan, vacuum cleaner, bucket, mop and cleaning products are available. You can find these in the cupboard in the passage to the bathroom on the ground floor. • If you would like intermediate cleaning during your stay, we can organize this for you. This will then be billed according to our final cleaning fee (price per hour). Rubbish disposal and recycling • Please dispose of and separate your rubbish in the containers provided. • There is also a collection box for old glass next to the rubbish bins in the yard (behind the wooden shed). • When checking out, please empty all of the house's rubbish containers into the large rubbish bins down in the yard. The house should be left as you found it. Take everything you brought with you with you. If this is not adhered to, we will charge you triple the cleaning rate. Inventory Bed linen: We provide you with bed linen for the duration of your stay. Please remove it before your departure and place it on the floor in the hallway on the ground floor along with the used towels. Final cleaning: The cost of final cleaning is included in the flat rate unless otherwise agreed. It is calculated based on normal cleaning effort. The house must be left swept clean upon departure. Dishes must be washed and put away (see "Check-out instructions"). Please separate the garbage (see "Waste disposal and recycling"). Any particularly dirty items left upon departure will be charged according to the amount of time involved. Fire pit: The open fireplace on the terrace/roof garden may not be used (risk of fire, disturbance to the neighbors)! Towels: We provide you with towels for the duration of your stay. Please throw the used towels on the floor in the hallway on the ground floor before departure. First aid kit: In case of emergency, there is a small first aid kit on the shelf next to the entrance door. However, we hope you will not need it. If you use it, please let us know what you need so we can refill it afterwards. Cot/high chair: We provide a cot and two high chairs free of charge. Please let us know what you need when booking. Sun protection systems: Please protect existing sun protection systems (awnings, parasols) from rain and damage caused by storms. This is especially important before leaving the house for excursions, as well as during the night. Patio furniture: Please protect patio furniture and seat cushions from rain and storms. This also applies during the night. Check-out instructions 1. Dispose of food 🥫 ◦ Dispose of all leftover food, in particular empty the refrigerators and freezer compartments and turn them off. 2. Wash the dishes 🍽️ ◦ Do the dishes or empty the dishwasher and put the dry dishes back in their place. 3. Dispose of rubbish 🗑️ ◦ Dispose of the rubbish in the bin - see the separate section "Rubbish disposal and recycling". 4. Close windows 🪟 ◦ Close all windows (please remember to close skylights too). 5. Turn off electrical appliances 🔌 ◦ Turn off all electrical appliances. 6. Bed linen and towels 🛏️ ◦ Remove used bed linen and place it on the ground floor in the hallway along with the used towels. 7. Leave the house swept clean 🧹 ◦ Leave the house swept clean. 8. Clean barbecues and fire pits 🔥 ◦ Clean used barbecues and fire pits. 9. Check-out time ⏰ ◦ Please ensure that you leave our house by 10 a.m. at the latest. Very often the next guests arrive on the same day and want to move into the holiday home from 4 p.m. Consent A violation of these house rules violates the rental conditions according to the rental agreement. The landlord of the holiday home reserves the right to terminate the rental agreement and to expel guests who refuse to follow the house rules from the house and the property. This measure may also be carried out directly by the police or the law enforcement authorities if their misconduct leads to an intervention by the law enforcement authorities. The relevant institutions have been informed of this. The house rules have been posted on the website and all booking portals, sent to the guest upon booking, and are tacitly accepted upon entering the holiday home.
